Hotel-funded anti-Airbnb group making inroads at C爱上海同城 爱上海ity Hall Share Better has written op-eds for City Council members, met with de Blasio

UPDATED, May 11 at 10:15 a.m. A powerful hotel workers’ union has created a soph爱上海同城 爱上海isticated, well-connected lobbying effort to increase regulation on Airbnb, but it may not be enough to overcome the short-term rental giant’s popularity with users.

Share Better – funded by the 3上海贵族宝贝 上海千花网龙凤论坛2,000-member New York Hotel Trades Council – has written talking points and op-ed articles for City Council members, and has met multiple times with Mayor B阿拉爱上海同城 爱上海龙凤419桑拿ill de Blasio, the Wall Street Journal reported.

Another hotel union group fighting to regulate Airbnb, Unite Here, has given $400,000 to the Campaign for One New York, a political nonprofit tied to de Blasio, which recently shut down in the face of pressure from ethics watchdogs.

The mayor has hired several employees to serve in the Office of Special Enforcement, which polices the operation of illegal hotels through short-term rental services in the city. (Back in October, The Real Deal attempted to analyze the effect of such “commercial” listings on rents in some of the city neighborhoods where Airbnb is most popular).

Council Member Helen Rosenthal, who has introduced bills to strengthen short-term rental regulation and enforcement, has also 阿拉爱上海同城 爱上海龙凤419桑拿acknowledged a close working relationship with the group, calling it a “marriage of opportunity.”

In March, Rosenthal and Jumanne Williams sent a letter to more than 30 Airbnb investors telling them that city funding for inspections and evictions of illegal short-term rentals poses a threat to their investment in the company.

Airbnb has launched a well-funded and highly sophisticated lobbying effort of its own, led by ex-Clinton administration official Chris Lehane. The company has mobilized its users to argue that the service allows struggling middle-income New Yorkers to stay in their homes and make extra crash.

“I think the anti-Airbnb forces waited too long, and the Airbnb message is already in the marketplace,” NYU’s Bjorn Hanson, who studies the hospitality industry, told the Journal. “Now the hotel industry is on the defensive, and New York City is going to be one of the last places to settle this.” [WSJ] – Ariel Stulberg

With a baby soon on the way, it looks like it’s time for Alec Baldwin and his wife Hilaria to upgrade homes. The couple were spotted touring a $16.5 million penthouse in West Chelsea.

The penthouse at London Terraces at 470 West 24th Street near the High Lin上海贵族宝贝 上海千花网龙凤论坛e is currently owned by “Sopranos” creator David Chase.

Sources told the New York Post that Baldwin is visiting the building regularly. “He has seen the apartment at least three times, and he has been hanging out in the lobby asking residents about the building and what it’s like to be there,” one source said.

Another source said that Baldwin was asking people on the street about the neighborhood. “Peopl爱上海 爱上海同城手机版e were like, ‘Sorry, dude, it’s nice here, but I can’t talk, I’ve got to go.’”

The apartment has roughly 5,000 square feet, five bedrooms and four上海千花社区 上海千花网交友-and-a-half baths. Better still, its terrace boasts 360-degree views.

“What Alec may not realize is there is a communal roof 上海龙凤论坛 新上海贵族宝贝论坛ter上海贵族宝贝论坛 上海贵族宝贝race above that penthouse, so all the gays in Chelsea can look down and see him sunbathing naked on his terrace — should he choose to do so,” another source told the Post. [NYP] –Christopher Cameron

State officials on Wednesday ordered Glenwood Management to pay $200,000 for violating the state s lobbying laws in connection with ex-Ass上海千花网论坛 上海千花网embly Speaker Shel上海夜网 阿爱上海同城don Silver and former state Senate Majority Leader Dean Skelos.

上海夜网 阿爱上海同城The Joint Commission on Public Ethics fined Glenwood for its role in the pay-to-play corruption cases of Silver and Skelos, the New York Post reported. At the time, Glenwood was also lobbying Silver on real 上海贵族宝贝论坛 上海贵族宝贝estate-related issues.

Glenwood, headed by centenarian Leonard Litwin, had also recommended that an environmental technology firm, Ab Tech Industries, hire Skelos son as a consultant, authorities said. The “Prince of Montauk” hits the small screen for brokers Nest Seekers broker Dylan Eckardt shopping around documentary series about this life
UPDATED, Aug. 22, 1:23 p.m.: Montauk-surfer-dude-turned-real-estate-agent Dylan Eckardt is making the move to the small screen. The so-called Prince of Montauk (a moniker he gave himself in a 2016 Vanity Fair article) is an executive producer on a documentary series about his life that he is currently shopping around to major networks.

“It’s me waking up, surfing, driving around with my customers, showing pretty houses, going fishing and just the lifestyle that I live. I guess it’s kind of interesting,”上海贵族宝贝 上海千花网龙凤论坛 Eckardt told The Real Deal in a phone call he took on the beach.

While there already is a rather popular real estate reality show out there, Eckardt insists that his is going to be different. “I could have done Million Dollar Listing,” he said. “It’s not that shit, it’s real. It’s a Robin Hood story, this is real life, this isn’t like staging shit.”

Eckardt shot to fame last year after the aforementioned Vanity Fair profile came out, which painted him as a hustling local celebrity with a coterie of famous friends and a deep connection to his hometown.

His reputation was diminished somewhat a few weeks after the article appeared, however, when he was arrested for driving under the influence. Though several news outlets, including TRD, reported that Eckardt was fired from his position at Nest Seekers following the arrest, he maintains that he only took an extended leave of absence, which was c新爱上海同城对对碰论坛 上海同城对对碰交友社区onfirmed by the brokerage.

Though Eckardt says he regrets his actions, he claims that his arrest has actually helped his brand. “I proved that I could sell really high-end real estate, I proved that I’m a bad boy, now I’m just going to prove that I’m going to be the best agent in the country this ye上海贵族宝贝论坛 上海贵族宝贝ar.”

But he doesn’t want to be a broker forever; eventually, he says, he wants to be a developer, because he has strong ideas about the future of Montauk and what he wants it to become.

“Montauk and the Hamptons are where I’ve run free my whole life, and all I’m trying to do is keep it somewhat authentic, enough that the next generations of people can appreciate the beauty we have,” he 阿拉爱上海同城 爱上海龙凤419桑拿said. “It’s not just about bars and rosé, you know?”

A previous version of this story incorrectly identified a character on the show.

Realtors make last minute push on tax reform, warn of hardship to millions The country’s largest broker advocate is not ready to celebrate

From left: Sen. Orrin Hatch, NAR s Elizabeth Mendenhall and Rep. Kevin Brady

The largest voice for brokers in Washington is not finished lobbying on tax reform.

The National Association of Realtors, by far the highest-spending real estate lobbying group, on Tuesday announced its final campaign to preserve homeownership incentives and brokerage business benefits in the new tax plan. The House of Representatives and Senate are reconciling a final bill, which some lawmakers expect to be ready for the floor by early next week.

In a letter addressed to House Ways and Means Committee Chairman Kevin Brady (R-TX) and Senat爱上海同城论坛 爱上海同城e Finance Committee Chairman Orrin Hatch (R-UT), th爱上海 爱上海同城手机版e 1.3 million-member group detailed its major gripes with the existing versions of the bill.

NAR’s first complaint regards proposed rules that would change the amount of time homeowners have to keep a property as their primary residence before they can sell it with the profits excluded from capital gains taxes. The current rule requires two years of primary residence out of five years of ownership, but both the Senate and the House bills would require five years of residence out eight years of ownership. NAR claims that would bring hardship to millions and unfairly penalize them by changing the rules in the middle of the game.

The organization’s other pleas to Congress are mostly focused on the differences between the House and Senate bills.

For example, NAR argued that while the Senate bill includes industry-favorable language about what would qualify as a pass-through entity subject to lower tax rates, the House version could complicate matters for real estate players. The organization said that many brokers and developers would face the glaring and potentially jarring incentive to convert to corporate status in order to take advantage of the top corporate rate of 20 percent proposed in both the House and Senate bills. And while the Senate version of the bill includes quicker depreciation schedules that all上海千花网论坛 上海千花网ow property owners to write down the value of real property to zero within 25 years, the House bill does not include them.

The House bill also halves the $1 million cap on home value to qualify for a mortgage interest deduction, which NAR says will have a very negative impact on many high cost markets. The Senate bill, meanwhile, leaves the deduction untouched.

In June, NAR s Jamie Gregory told The Real Deal that doubling the standard tax deduction and cutting state and local tax deductions — which both bills propose — would effectively eliminate the mortgage interest deduction as an option for most homeowners. The Senate and House bills would allow up to $10,000 in property tax to be deducted, but in its final push NAR is asking lawmakers to consider the inclusion of local income and other taxes into that equation.
